It's important to understand what makes a building attractive.
Today's most real estate projects need to follow the aspects of effectiveness strictly. As a photographer you find yourself as the moderator between what people wish to see and what impression remains realistic.

Retail & Office

Kaufmannshaus Hamburg

The Kaufmannshaus is a retail and office building in Hamburg's "Passagenviertel". The photos ware taken on two days, in January and in late summer. The low sunlight isn't very bright but gives a good atmosphere to this quality location.

Residential

Residential Real Estate Funds

I've been taking photos for residential real estate funds since 1998 and up to now I covered more than 10 funds completely with hundreds of single buildings in many cities all over Germany.

This is a business mainly determined by figures and is focussed on average properties, characterized by expedience. Nevertheless each object is part of stake holders investment. The photograhic commitment is to show things as good as they are and to create the one impression that is needed.

To gain mass effectiveness, funds prefer to buy properties as portfolios, where commonly the single locations are widely spread. Over the years I developed a workflow to achieve reliably good results avoiding too much waste of time. By planning the tour and regarding the weather forecast both carefully, the object is visited only for a relatively short time.

Ludwig Hoffmann Quartier

Berlin-Buch is a district located in the north of Berlin and outside the city. It has become famous for it's various hospitals and institutions of medical science. Berlin was strong in public health care very early and hospitals were commonly built in the outskirts – fresh air and space have been part of the concept to get people out of the overcrowded living circumstances in the late 19th century.
Ludwig Hoffmann Quarter once has been such a hospital and was going to be restructured into residential property, that also offers school and kindergarden on the property's ground.

The photos were taken in winter and in spring time. Both light situations have advantages. Of course the fresh green makes a more hopeful atmosphere in the strict and formal architecture, but the trees take the view onto the buildings and show shadowed areas pretty clear.

Grand Hyatt

Vacation & 360°

The examples show a holiday house on the Island of Crete, Greece and near Malaga, Spain.
Both propeties faced the problem of not beeing properly represented to clients, which resulted in them constantly having questions.

In Crete the owner wanted to show the fantastic view and the house in one picture. The 360° solution he liked best.
In Malaga the rooms are spread over four floors, what makes an explanation difficult. To make a better understanding possible we did a total of 28 single 360°-panoramas combined to a Virtual Tour that answered the usual questions of customers.

The video in the upper left shows the drive into one of Crete's famous gorges, captured originally also in 360°.
The use of a 360° capture device is an affordable option to present a holiday property and it's nearby spots and highlights easily. It's an alternative to make use of stock photography what mostly will not cover your neighbourhood and will not fit the needs of your guests, that need a real life impression of the location.

Not to forget about the fact, that people that decide for an individual stay in a single house maybe prefer an individual appearance as well, finding the stock photography, that everyone uses will not cover this aspect.
